Beschreibung
We're looking for someone to move into our beloved rental which we're leaving to move into a bigger space.
The house was built in the 1960s and is located near Baumgarten (49 tram stop). The apartment is on the 2nd floor with no elevator. All windows face south, making the apartment very bright. The windows are triple-glazed PVC windows with integrated blinds. The view is beautiful, which was our favorite aspect of the apartment.
The apartment was fully renovated before we moved in, you would be the second tenant since then. The following renovations have been completed in the apartment:
• Complete rewiring
• New combination boiler in the pantry next to the kitchen for hot water and heating
• New connections in the kitchen, including a high-voltage connection for ceramic or induction cooktops
• Washing machine connection with ample space in the pantry
• Completely renovated bathroom and WC with new fixtures
• Real wood parquet flooring in all living areas and the entrance hall, as well as modern tiles in the bathroom and WC
• En-suite bathroom with walk-in rain shower
• New door frames and high-quality interior doors.
The kitchen is equipped with a dishwasher, ceramic hob and oven, extractor hood, refrigerator and stainless steel sink. Upper and lower cabinets provide ample storage space.
The apartment would come with a washing machine installed and two IKEA PAX wardrobes (100x58x236, 75x58x236) for 400 euros upon agreement.
For heating and electricity we paid approx. 130 eur with Wien Energie.
The owner/rental company speaks German, we unfortunately don't.
The 49 and 52 tram is basically in front of the doorstep. With the 49 tram, you can be in the city center in around 20 minutes, and reach U3 Hütteldorfer Straße in 12 minutes. The U4 stop Ober St Veit is 15 minutes by foot.
Lidl, Billa, and Penny are within 10 minutes walking distance. Billa Plus, dm, BIPA, FitInn, and a lot of nature, e.g. Dehnepark, Lainzer Tiergarten, Wienfluss are very accessible.
A parking spot just under the window is almost always available.
