The Location
The apartment is in the 20th district directly at the Dresdner Straße U6 subway and a few blocks from the S-bahn stations at either Millenium City or Traisengasse. A tram also runs next to the apartment, linking to the city center, so it is very well connected in terms of transport. A wide range of shopping opportunities are just around the corner, the Briggitta Passage has groceries, lots of nearby markets additionally have groceries, and there is a bakery on the corner which is very good. Millenium City, a 10 minute walk or one stop on the U-bahn has a MediaMarkt, H&M, and tons of other shops and restaurants.
The Apartment
The apartment is 80 square meters, with three large bedrooms, large bathroom with shower, washer and bathtub, separate WC. The kitchen is quite large and comes with two refrigerators and is fully furnished. The first bedroom, near the entry has a lovely view of the kahlenberg, the second is extremely spacious, and the third neatly divided into a sleeping area and comfortable resting area.
Renting / Contract
Currently the apartment is rented as a WG for working people (not students) and each has paid their own security deposit, one third of the total. I am listing this apartment as the primary tenant looking for someone to take over the lease from me at the end of August at the latest, but any time before that is also fine. Because the lease would be a takeover, new tenants coming into the apartment would pay back to each respective tenant their security deposit, meaning no liabilities or security deposit needs to be paid for the main tenant, unless you take one of the three rooms, then you pay a third to the previous. All tenants will move out at the end of July, and given my familiarity with the apartment, I am more than willing to help find new tenants, if you wish. Otherwise if you'd like to take over the contract and not sublease, the security deposit would not be due immediately, and we can come to an agreement.
