I am looking for a new tenant to take over my lease for a bright and quiet 43.8 sq. m. studio apartment including a living space of 33.14 sq. m. and a balcony in Vienna's 4th district. The preferred starting date is October 1, 2026. This could be adjusted a bit but cannot be later than October 5, 2026.

The apartment has one spacious living and sleeping area with a kitchenette, a balcony overlooking the courtyard, a small storage room, a bathroom, and an anteroom. Located on the sixth floor, it is very quiet thanks to its courtyard-facing orientation.

The monthly rent is €728.01, including Betriebskosten but excluding utilities like electricity, heating, and water. The cost varies from tenant to tenant depending on their consumption. I pay around 150 - 200 EUR per month. The apartment is conveniently located just a short walk from the U1 station Südtiroler Platz, with excellent public transport connections and nearby shops and amenities.

The rental contract has a minimum term of 15 months. The security deposit is equal to three months' rent. The prospective tenant's salary needs to be more than thrice the monthly rent.
